JW Marriott Residences Yas Island: Beach, Golf & a Global Brand from AED 3.3M

TARAF, the real estate division of Yas Holding, has partnered with Marriott International to bring Abu Dhabi its first JW Marriott branded residences. Set directly on Yas Island's beachfront beside Yas Links golf course, this 199-residence development launched at AED 2,627–2,939 per square foot — 16 to 25% below what the market expected before launch. For investors and end-users looking at branded residences in Abu Dhabi, the numbers are worth examining.

What Is JW Marriott Residences Yas Island?

JW Marriott Residences Yas Island is a beachfront development of 199 homes across three low-rise buildings, positioned between the sand and the fairways of Yas Links golf course. The project is developed by TARAF with Steppe and branded by Marriott International — making it the only launched branded residence on Yas Island with both direct beach access and a golf-course address.

The lineup includes 1-bed to 4-bed duplexes and three penthouses, with sizes ranging from 1,048 to over 9,200 square feet. Completion is targeted for Q2 2030.

Prices: 16–25% Below Market Expectation

The launch pricing came in well below what the market anticipated. Before launch, branded residences on Yas were expected at AED 3,300–3,500 per square foot. TARAF opened at AED 2,627 per square foot for 2-beds and AED 2,767 for 1-beds — a gap of 16 to 25% below expectation across the 1, 2 and 3-bedroom types. The 4-bed duplexes launched at AED 2,939 per square foot, 11–16% below.

Where It Sits in the Abu Dhabi Branded Market

JW Marriott Residences enters the Abu Dhabi branded market at a level that undercuts most of its peers. For comparison, registered medians in 2026 show Nobu Residences Saadiyat at AED 7,684–9,841 per square foot, Four Seasons Private Residences Saadiyat at AED 7,786, and Four Seasons Al Maryah at AED 5,121. Even TARAF's own sold-out W Residences Al Maryah registered at AED 2,667 — roughly level with the JW launch rate, but without a beach.

The average branded residence premium in the Middle East and Africa runs at 44% above unbranded equivalents, according to Savills. JW Marriott Residences asks a fraction of that premium: just 3 to 15% above Mayan's registered unbranded sea-and-golf rate of AED 2,545.

The 50/50 Payment Plan

TARAF's payment structure keeps half the price off the table until handover. The plan works out as 5% at booking, then 50% spread across 36 months of construction in equal 5% instalments, and the remaining 50% on completion in Q2 2030. For a 1-bed at AED 3.3M, that means AED 165,000 at booking and AED 1,650,000 on completion. The AED 2M paid milestone during construction triggers eligibility for the Abu Dhabi Golden Visa.

Beach and Golf: The Only Combination on Yas

On Yas Island, the beaches are day-pass only: Yas Bay East Beach and Yas Beach are public and paid by the day (AED 100–150). At JW Marriott Residences, owners walk out of their building directly onto the sand, with water sport storage and a sunset deck on the site plan. The golf course sits beside the buildings to the east. This pairing — direct beach plus golf frontage with a global hotel brand — is the only one currently launched on Yas Island.

The Yas Precedent: What Has Registered

Yas Island's golf-and-sea addresses have already shown registered growth. Mayan, the unbranded sea-and-golf benchmark, moved from a developer median of AED 1,491 in 2020 to AED 2,545 registered in 2026 — a 1.71x increase. Yas Golf Collection open-market resales rose from AED 1,547 in 2022 to AED 2,051 in 2026, up 33%. Golf Collection studios climbed from AED 1,525 to AED 2,699, up 77%.

The Waldorf Astoria Residences on Yas (by Aldar and Hilton) sold out all 133 homes on launch day in May 2025 for AED 850 million — golf and mangrove views, without a beach. JW Marriott adds the beach and the JW brand to the same golf-and-sea formula.

The Beachfront Precedent Beyond Yas

Beachfront branded residences in the UAE have delivered strong registered returns. Bulgari Resort & Residences at Jumeirah Bay in Dubai multiplied 3.27x on its registered median from 2017 to 2025 — from AED 3,400 to AED 11,130 per square foot. In Abu Dhabi, Mamsha Al Saadiyat's beachfront precincts (Azure, Lilac, Turquoise) multiplied 2.56x to 2.79x from their first registrations to 2025.

What Is Coming to Yas Island

Yas Island drew 38 million visits in 2024, up 10%, and Miral is investing AED 12 billion-plus across the island over the next five years. Three major catalysts are on the timeline:

Marriott Bonvoy and Owner Benefits

Owners at JW Marriott Residences receive Platinum Elite status in Marriott Bonvoy, ONVIA Stays with preferred hotel access across Marriott's 10,000 properties in 146 countries, preferred access to The Ritz-Carlton Yacht Collection, and world-class concierge services. Residential operations and brand design standards are managed by Marriott International. Marriott operates over 130 JW Marriott properties worldwide and approximately 300 branded residence projects globally.

TARAF: The Developer

TARAF is the real estate division of Yas Holding, a UAE-headquartered investment and holding group founded in 2005. TARAF has a track record building with Marriott International — their previous collaboration, W Residences Abu Dhabi on Al Maryah Island, sold out. They have also developed alongside Mubadala (One&Only Private Residences Al Maryah) and Masdar City (Fay Hills). JW Marriott Residences Yas Island is their second project with Marriott International.

At TARAF's starting prices, gross rental yields based on current Yas Island luxury apartment asking rents come to approximately 3.4% for a 1-bed (AED 113,000 per year), 3.5% for a 2-bed (AED 176,000 per year), and 3.0% for a 3-bed (AED 235,000 per year). These are today's rents applied to off-plan prices — by completion in Q2 2030, the rental landscape on Yas will reflect the Harry Potter, Sphere and Disney openings.
