Nakheel, the developer behind Palm Jumeirah and now Palm Jebel Ali, is preparing its next mainland community: Palm Springs. Located on Sheikh Zayed Road in the Jebel Ali growth corridor, this pre-launch project brings townhouses and villas from AED 3.8 million — positioning itself as one of the most closely watched new launches in Dubai for late 2026.
What Is Palm Springs by Nakheel?
Palm Springs is a new residential community by Nakheel, a member of Dubai Holding Real Estate. Unlike its island sister project Palm Jebel Ali, Palm Springs sits on the mainland, offering direct Sheikh Zayed Road frontage close to the new Palm and Dubai's AED 128 billion Al Maktoum International airport.
The project offers 3-bed and 4-bed townhouses alongside 4-bed and 5-bed villas, with built-up areas ranging from approximately 2,800 to 6,000 square feet. Prices start from AED 3.8 million and reach up to AED 9 million for the largest villas.
The Entry Rate: 26% Below Ready Corridor Homes
At approximately AED 1,357 to 1,500 per square foot, Palm Springs enters at a significant discount to ready homes along the same corridor. For context, registered 3-bed townhouses in Al Furjan currently trade at a median of AED 1,840 per square foot — making Palm Springs roughly 26% below the ready market rate. That gap matters for investors weighing off-plan entry against ready alternatives.
Compared to Palm Jebel Ali island villas, which registered a median of AED 3,670 per square foot in 2026, the mainland pricing at Palm Springs sits at 37% to 41% of the island rate. The proximity is the same corridor — the price is not.
Larger Homes Than the Competition
Palm Springs 4-bed townhouses are sized at 3,500 to 3,800 square feet — 16% to 26% larger than a Murooj Al Furjan 4-bed townhouse at 3,013 square feet, and above the Jebel Ali Village range of 3,075 to 3,386 square feet. Buyers here are getting more home for a lower per-square-foot rate, which strengthens the value proposition for families looking at off-plan townhouses in Dubai.
The Growth Corridor: Why This Location
Dubai's south-west corridor is the subject of some of the largest infrastructure investments in the city's history. Three catalysts sit within driving distance of Palm Springs:
- Al Maktoum International airport — AED 128 billion terminal approved in April 2024, designed for 260 million passengers a year at full capacity, with all DXB operations eventually moving here.
- Expo City Dubai — a new masterplan approved in October 2024 covering 3.5 square kilometres, five districts, 40,000 professionals, and 35,000-plus residents. It is one of the five urban centres named in the Dubai 2040 Urban Master Plan.
- Jebel Ali Free Zone (JAFZA) — AED 713 billion in non-oil trade in 2024 (up 15%), with 11,000-plus businesses from 157 countries employing over 160,000 people. JAFZA contributes 36% of Dubai's GDP.
Palm Springs is also about 3 minutes' walk from a planned metro station, 6 to 7 minutes by car from JAFZA Gate 4, and 11 to 12 minutes from Jebel Ali Beach — set to be Dubai's longest public open beach at 6.6 kilometres.
The Palm Jumeirah Precedent: What Happened on the Mainland Last Time
Palm Springs is positioned as the mainland community beside the second Palm. The first Palm — Palm Jumeirah — created a pattern worth studying. When the island launched, the villa and townhouse communities on the mainland beside it, including Jumeirah Islands and Jumeirah Park, went on to multiply 3x to 11x in the Dubai Land Department register.
One Canal Cove townhouse on Palm Jumeirah itself — a single registered sale — went from AED 1.70 million to AED 21.0 million. Meadows villas multiplied 6.3x. The Springs townhouses grew 4.8x. All registered figures, sourced from DLD via DXB Interact.
Palm Jebel Ali is the second Palm. Palm Springs is on the mainland beside it. The parallel is there.

Jebel Ali Village: Nakheel's Last Corridor Launch Nearly Doubled
Nakheel's previous launch on this same road — Jebel Ali Village — provides the most direct registered precedent. The 2022 launch cohort of 249 homes sold at a median of AED 1,070 per square foot. By 2026, the registered median reached AED 1,940 per square foot — a 1.8x increase in four years.
Individual homes have done better: one 4-bed villa purchased from Nakheel for AED 4,448,800 in November 2022 resold for AED 8,400,000 in October 2026 — an 1.89x return. Five-bed villas saw their median climb from AED 5.52 million to AED 10.75 million (1.95x). Jebel Ali Village began handing over 892 homes on 17 August 2026, and Nakheel's pricing across each new release has risen consistently.
Inside the Community
Based on Nakheel's pre-launch indications, Palm Springs will include:
- Two international schools
- A hospital
- Three mosques
- A clubhouse
- Water features and extensive landscaping
- About 3 minutes' walk to a planned metro station
Every home exceeds the AED 2 million threshold required for the UAE's 10-year Golden Visa, adding a residency dimension to the investment case.
Nakheel: The Developer Behind the Palms
Nakheel, a member of Dubai Holding Real Estate, is the developer of Palm Jumeirah, and is now building Palm Jebel Ali — a 13.4 square kilometre island with approximately 120 kilometres of coastline and over 80 hotels and resorts in the masterplan. Over 700,000 people live in Nakheel communities. With Murooj Al Furjan West completed, Tilal Al Furjan Phase 2 delivered, Jebel Ali Village handing over since August 2026, and Palm Jebel Ali villas finishing for late 2026 handovers, Nakheel's track record of delivery along this corridor is consistent.

In Summary: Eight Reasons for Palm Springs
- The second Palm's mainland. Close to Palm Jebel Ali, where 2026 villa sales register a median AED 3,670 per sq ft.
- A registered precedent. Jebel Ali Village, Nakheel's last corridor launch, nearly doubled in four years.
- The entry rate. About AED 1,357–1,500 per sq ft, against AED 1,780–1,960 for ready corridor homes.
- Larger 4-bed townhouses. 3,500–3,800 sq ft, above Jebel Ali Village and Murooj Al Furjan.
- The corridor. JAFZA 6–7 minutes, Expo City 11–13 minutes, and the AED 128bn airport 24–30 minutes by car.
- Golden Visa eligible. Every home is above the AED 2 million property threshold for the UAE 10-year Golden Visa.
- The beach. Jebel Ali Beach, planned at 6.6 km, to be Dubai's longest public open beach — about 11–12 minutes by car.
- Nakheel delivers. Jebel Ali Village handing over since 17 August 2026; Palm Jebel Ali from late 2026.
