The Abu Dhabi property market is setting records in 2026. Apartment prices climbed 24% year-on-year in Q3 2026. Secondary off-plan transactions surged 56% in a single quarter. Overall residential values are up 16.8%. And the capital is on track for its highest-ever year of real estate activity, with AED 117 billion in transactions recorded in H1 alone, a 112% increase over the same period last year.
For anyone considering Abu Dhabi real estate investment, these numbers tell a story that goes well beyond resales. Every off-plan home purchased today will eventually hand over into this secondary market, and that market is showing that demand for ready homes in Abu Dhabi is accelerating.

Abu Dhabi Property Prices 2026: The Trend in the Secondary Market
The figures below come from Abu Dhabi Real Estate Centre (ADREC) transaction data and independent Abu Dhabi real estate market reports covered by The National, Khaleej Times and Gulf Business. They all point in the same direction.
Prices
Apartment prices in Abu Dhabi rose 24% year-on-year in Q3 2026, with villa prices up 10.2%. The combined residential average: 16.8% annual capital gains on freehold homes. Individual communities did even better. Al Reef apartments climbed 36.6%. Yas Island apartments gained nearly 20% in Q1 alone. Saadiyat Beach Villas registered an 83.9% annual increase. Al Reef Villas rose 59.3%. Yas Acres gained 57.6%.

Transactions
Total real estate transactions in H1 2026 reached AED 117 billion, up 112%. Sales alone hit AED 86.1 billion across 16,838 deals, a 163.7% increase. In Q3, transaction value reached AED 21.5 billion in a single quarter, up 32%.
Resale Prices Are Up 20% for Apartments, 12% for Villas
Resale-specific price growth hit 20% for apartments and 12% for villas in H1 2026. This is not off-plan pricing — this is what completed, ready-to-move-in homes are fetching on the open market. It means sellers are getting more for their properties, buyers are willing to pay more for ready product, and the pool of demand for completed homes is growing faster than the supply of them.

Secondary Off-Plan in Abu Dhabi: Buyers Rushing to Near-Handover Projects
One of the clearest signals of 2026 is what happened in the secondary off-plan market — where investors trade units that are still under construction but approaching handover. In Q2 2026, these transactions jumped 56% quarter-on-quarter, from 567 deals to 883 deals.
Yas Island dominated this activity with over 40% of all secondary off-plan transactions. Gardenia on Yas Island alone recorded 156 deals. Saadiyat Cultural District contributed 97 transactions, and Saadiyat South added 139. New branded launches on the island, such as JW Marriott Residences Yas Island, are entering a market where resale demand is already proven.

Why are investors paying a premium for near-handover units? Because they can see the secondary market that awaits them on the other side of completion — and that market is breaking records.

Why a Strong Secondary Market Rewards Abu Dhabi Off-Plan Investors
The connection between the secondary market and off-plan investment is direct. Off-plan investors buy at today’s launch price, but their exit happens in the secondary market at handover. A strong secondary market means:
- Higher exit prices. When ready homes are appreciating at 16–24% annually, off-plan units that hand over into this environment inherit that pricing power. The gap between the off-plan purchase price and the ready market price at completion is the investor’s capital gain.
- Deeper liquidity. With 16,838 sales in H1 and foreign direct investment up 309%, there is a deep pool of buyers waiting for completed product. Investors handing over a unit are not selling into a thin market — they are selling into one of the most liquid property markets in the region.
- Stronger rental demand. If the investor holds and rents, the picture is equally strong. Gross rental yields run at 5.94% on Yas Island apartments, 6.34% on Al Reem Island and 8.92% in Al Reef. Active tenancy contracts in Abu Dhabi reached 233,000 in H1, up 8% year-on-year. Apartment rents rose 10.5% on average across the capital, and nearly 20% on Yas Island.

Abu Dhabi Handover Precedent: What Earlier Projects Achieved
The near-handover turnover rates tell the story. In Q2 2026, the busiest secondary off-plan projects by turnover were Sustainable City (18.8% annual turnover), Yas Golf Collection (17.9%), Reem Eleven (16.1%), and Manarat Living 1 (15.4%). These are projects close to or at completion, and they are trading at rates that signal real demand, not speculation.
In the established secondary market, the registered growth is clear. Mayan on Yas Island — sea and golf views, now fully delivered — multiplied 1.71x from its developer launch price. Yas Golf Collection resales are up 33%. Golf Collection studios climbed 77%. Water’s Edge on Yas gained 32% in a single year.
In Abu Dhabi’s beachfront segment, the numbers are even larger. Mamsha Al Saadiyat precincts multiplied 2.56x to 2.79x from their first registrations to 2025.

Abu Dhabi Off-Plan Projects: The Supply Pipeline to 2030
Around 13,500 new homes are scheduled for delivery in 2026, 16,700 in 2027 and 25,000 in 2028, taking Abu Dhabi’s housing stock to a projected 373,100. These are the off-plan villas, townhouses and apartments being sold today. Only 3,508 homes were completed in the first nine months of 2026, so most of this pipeline is still ahead, with more than 40,500 homes scheduled for delivery by 2030.
For off-plan investors, this is the window. Buying now, at off-plan prices, means entering before the majority of this supply reaches the market. And the demand side is strengthening: foreign direct investment into Abu Dhabi real estate surged 309% in H1 2026, exceeding the entire 2025 full-year figure. Investors from 116 nationalities are buying. New economic licences rose 21% year-on-year in Q1. ADGM’s workforce reached 50,000 professionals, up 34%.

The secondary market is where an off-plan investor exits. In 2026 Abu Dhabi’s secondary market has delivered apartment prices up 24%, secondary off-plan transactions up 56% in a single quarter, foreign direct investment up 309%, and record transaction values.
When you purchase off-plan in Abu Dhabi today, you are buying into a market where ready homes are appreciating at double-digit rates, where yields run from 5% to nearly 9%, and where more than 40,500 homes will hand over by 2030 into a city that is adding Harry Potter, Sphere and Disney, along with tens of thousands of new professionals.
The secondary market is not just telling a story. It is showing off-plan investors the destination.

For rental income, Al Reef, Al Ghadeer and Masdar City offer the highest gross yields, between 7.6% and 8.9%.
What is the Abu Dhabi Golden Visa real estate requirement?
Yes. Abu Dhabi grants the 10-year real estate Golden Visa on off-plan homes once at least AED 2 million in payments has been made to an approved developer. Final approval rests with the federal authority (ICP).
Can expats buy property in Abu Dhabi?
Yes. Foreign buyers can own freehold property in Abu Dhabi's designated investment zones, which include Yas Island, Saadiyat Island, Al Reem Island, Al Raha Beach and Al Reef. Investment zones attracted about AED 75 billion in H1 2026, and buyers from 116 nationalities invested in the capital.
Why does the secondary market matter for off-plan buyers?
An off-plan buyer purchases at today's launch price but sells or rents at handover in the secondary market. When ready homes are appreciating at double-digit rates and resale demand is deep, the handover value and rental income an off-plan unit can achieve rise with it. The payment plan also shapes the return, as we explain in Reading a Payment Plan: What 60/40 Really Means.
